Design & Construction Process

Build Stages

Preliminaries

Here your site is set up and made safe. The deposit payment has been made prior to this and we are ready to start building.

Footings and Slab Stage

Your house or extension may be on a slab or stumps, either way some earthworks and concrete will be required to build your footings. This stage is the most dependent on weather conditions as rain can significantly delay this stage. An engineer inspection is generally required at this stage as well.

Framing Stage

This is where the structure of your house or reno starts to take shape. Subfloor members are installed, the wall framing is erected and trusses are stood. This is also when the house is braced and tied down. This is usually the quickest stage of the build and clients can get excited about how fast everything is moving which may give false expectations in understanding how long the other stages will take. An engineer or certifier inspection is required at this stage.

Enclosed Stage or Lock Up

At this stage the roof is on and cladding has been installed. You have a house that can be locked and is basically weatherproof. External windows and doors are also installed. We highly recommend a walkthrough at this stage to confirm electrical and plumbing locations etc.

Internal Linings

The plumbing and electrical works have been roughed in and now the plasterboard or another lining has been installed to your internal frames. Your cabinetry can now be measured.

Fix-out

During this stage, internal doors are hung, skirtings and architraves are installed, tiling to bathrooms has been completed, timber floors have generally been laid, internal staircases would have also been installed and maybe some cabinetry. Painting would have started as well.

Practical Completion

This is the final stage. Your cabinetry and any benchtops would be installed. The electrical and plumbing works would have been fit off and tested. Shower screens and wardrobe doors have been installed and floor coverings laid. At this stage, we will do a walkthrough with you to have a look at any defects in preparation for us to handover.
